“Great wee place in a brilliant location”
The location is amazing—I've stayed here before and it truly is unbeatable. My favorite part was sitting at the window with a coffee and people‑watching. The beds are comfortable, the place is clean, and the staff downstairs are diamonds. The only downside is that the bathrooms feel super claustrophobic.

The coffee shop downstairs was lovely and full of character, clearly popular with locals. The barista, who also seemed to be the receptionist at the time, was very helpful, even though the room cost £140 a night. I booked this place for a special final night in Brighton with character, but I was utterly disappointed. The room was nothing like the website: the walls were a depressing ashy blue instead of the cream shown in the photos, the decor was old and shabby with a horrible old curtain, and the air‑con unit didn’t work. When I switched on the light in the small bathroom there was a loud banging noise, and I was told the room would be quiet but it wasn’t. Because the air‑con didn’t work, I had to keep the window open, and North Street is a busy road. The TV was tiny and cheap, the lighting in the room was terrible, and no thought or care had been put into it. It felt unwelcoming and uncared for. For £140 a night I was shocked by the size and standard of the room and the fact that there was no one properly at reception to help me when I had all these issues. When I cancelled my reservation, they never mentioned that this would mean I would no longer be able to leave a review. I had to be on the phone for another hour, insisting that surely it was my right as a customer to do that. How else do other people find out about my experience? They apologized but said there was nothing they could do because the system doesn’t allow that. When I said I would share this experience, I woke up this morning and, remarkably, the system was “fixed” and the questionnaire was in my inbox! All in all, not a good experience whatsoever.

The location is great, near the Lanes and within walking distance to the seafront. The rooms are quite tired; the door was very sticky and difficult to open, and the window wouldn’t stay open either.

It was a really lovely little guest house in the perfect location! The room was super comfy, clean, and had everything we needed. No complaints at all!
