The Kanté Hotel - Downtown Tulum is a modern retreat in the heart of Tulum, offering air-conditioned rooms with private bathrooms, free WiFi, and kitchenettes. Guests can unwind by the year-round outdoor pool or stroll through the lush garden. The hotel is a 2-minute walk from Tulum Bus Station and near Tulum Archeological Site, Parque Nacional Tulum, and Sian Ka´an Biosphere Reserve.

The room was super comfy, the location was great, and the staff were very friendly, but the Wi‑Fi in the room didn’t work well.

The hotel was nice, simple, clean, and well‑located. The manager listened closely and gave useful advice. The courtyard was very pleasant, shaded, and relaxed. If you’re sensitive to noise, skip the room on the street next to the bus terminal (very handy for getting around). The value for money is excellent.

The hotel kept its floors polished and the beds were comfortable, though the sheets were old but still in good shape. The room had both air‑conditioning and a fan, a huge TV, and free Wi‑Fi across the property. It’s a pretty place, nicely located a block from Tulum’s main avenue and about 100 m from the bus terminal. However, the hotel claims to do daily room service, yet my room was never cleaned, the beds were never made, and the towels weren’t arranged. The towels were clean but old, faded, and even had a grayish tint. The metal parts of the shower were rusty. The pool was cloudy after a rainstorm and stayed that way for two days. There’s no kitchen or restaurant, though a cheap but tasty kitchen is nearby. The lack of housekeeping and the fact that they left linens from another room in the hallway overnight made me unhappy.

Because the property sits down a side street off the main road it stays quiet, and the little garden, though cramped, has a nice vibe and the free‑flowing water was handy; I felt it was good value for the price. The front desk isn’t always staffed, so I sometimes had to wait, but the employees I met were fairly friendly. Outside there were mosquitoes, which is pretty typical for Tulum, so I didn’t mind too much.
