The property looked modern and clearly had a lot of money invested in the rooms, and if the rooms were clean and the safety issues fixed with a few small touches, this hotel could be fantastic. Instead, the place was extremely filthy, with months‑old dust and cobwebs everywhere, the cleaner was clearly incompetent, there was no iron or hair dryer (which costs £10), the bathroom door wouldn’t close so a pillow was needed to keep it shut, there were no blackout curtains so at 5am the room was fully lit, the rug was filthy, a bathroom latch stuck and ripped my partner’s shirt twice, the hotel smelled like wet dog from the moment we entered, there were only two tea bags with no way to get more, wires protruded from the back of the TV, the TV kept shutting off, and the Wi‑Fi was shockingly bad.

The room was clean and the bed comfortable with nice sheets, and the location was good. However, after booking a Double room that could accommodate up to two singles (one single shown in the photo), I discovered an extra charge for the single bed. The bathroom was advertised as “Private” (like most guest‑house bathrooms shown as on‑suite), but it actually meant it was on a landing of the staircase. Another room was described as “Private external bathroom,” so the pictures might have been swapped. The shower suffered from a water shortage, at times only a dribble, which the host explained was due to other floors using showers simultaneously; this plumbing issue needs fixing.

We were welcomed warmly by Steven, who told us everything we needed to know, was chatty and easy to get along with, and showed us to our room. The décor was lovely, clean, and well presented, with warm, inviting colours. The bed was very comfortable, the shower area was very clean, and even though Steven and Clare were redecorating, we didn’t feel inconvenienced. It was a very happy and pleasant stay that I would definitely recommend to family and friends. The area is brilliant, right in the middle of everything, just around the corner from the sea front and a 5‑minute walk from town. It was quiet at night. The décor was modern, homely, and well maintained, a lovely style. The only downside was that the walk around the bed to reach the shower was cramped because the room was the smallest, but Steven explained they plan to enlarge it. Despite being the smallest, the room had a double bed and all the essentials for a decent stay: kettle, cups, drinks of choice, chair, chest of drawers, TV, a small fridge, comfy cushions, and a welcoming teddy bear we named Eddie. It didn’t matter too much.
