The room was very nice, with a large bathroom and everything was clean. The lady who received us was really nice. Nothing. All was great.
The choice turned out great. Maria Vittoria, the host, was excellent. The place was very clean, pretty, and comfortable. It’s close to public transport for reaching the city center.

The free street parking was a plus. The accommodation itself was mediocre and odd. The bathroom was larger than the room, seemed clean, but the space was very small and dreary. Keep in mind that check‑in time is a tight window. When we arrived between 15:00‑16:30, the host was only ready to receive us by 19:00 at the latest. The booking listed check‑in from 15:00‑16:30. Because we had booked early and still had a lot of time for a free cancellation, we asked the host if we could arrive between 22:00‑23:00, since 15:00‑16:30 felt odd. We sent a request on the booking platform and also texted her on WhatsApp. The platform request stayed unanswered, but she replied immediately on WhatsApp, saying yes, we could come without problems, just let her know when we’d leave Pisa. We relaxed and stayed on. A couple of days before check‑in, when a paid cancellation was already in effect, the booking platform denied us check‑in from 22:00‑23:00, and the host wrote on WhatsApp that we couldn’t arrive in the evening and had to check‑in before 16:30 because she had evening plans and wouldn’t be there, and she didn’t allow contactless check‑in. We were shocked and started texting her, negotiating, and she replied that we could cancel the booking and find another place, canceling with a 100% penalty, of course. We said we could be there by 16:30, she replied that was fine and she didn’t care if we were there by 16:30 and that we could arrive by 19:00. After reading Google Maps reviews about this place and how she doesn’t keep agreements, we decided that arriving at 19:00 would be risky because she might not let us in and send us to all four corners. In the end we had to abruptly change our plans and, after Florence, we went straight to Verona instead of Pisa because we wouldn’t make it to 16:30. I recommend the host extend the check‑in time window and offer contactless check‑in, because not all guests can arrive in a 1.5‑4 hour slot.
Very nice and helpful host, very clean, and everything you need is there. We liked it a lot and would book this place again anytime. The location is a bit outside the city centre, but we knew that and it’s no problem; the bus gets you to the centre quickly.
